6 ways to speed up the conveyancing process when selling

From accepting an offer on your property to waiting for mortgage funds to clear on completion day, the conveyancing process can feel like it will never end. Here are some simple tips on how to add speed to the legal process.

Conveyancing is the process during which property is transferred from one owner to another. It starts when you instruct your solicitor, so it’s important to start preparing early to ensure the process is as quick and smooth as possible.

1. Choose the right solicitor

2. Get your documents in order

Before you even put your property on the market, it’s wise to start getting the necessary documentation ready.

You might have some documents from your original purchase, like your Energy Performance Certificate. You will also need to provide copies of planning permissions, guarantees for work that has been carried out, any appliance warranties and building regulation sign-offs too.

3. Digital documents are speedier

Some documents needed in the conveyancing process are now available in digital formats, which make for a quicker turnaround. Ask your solicitor what items of paperwork they can accept digitally and whether you can sign documents digitally too. Signing online avoids the need for wet signatures that are either made in-person or sent via Royal Mail.

4. Complete paperwork quickly

You will need to complete a number of different forms about the property you are selling. They are very detailed and will take time to fill in, so make them your priority so you do not hold up the process.

5. Reply promptly

Throughout the conveyancing process, expect a lot of correspondence. If you’re using email to converse with solicitors, agents and mortgage lenders, check your junk/spam folder daily in case an important email has gone astray. It is really important to read all of the paperwork and respond to any questions as promptly as possible. Leaving unanswered emails repeatedly - even for just a few days - will extend the whole process unnecessarily.

6. Be prepared for renegotiations

It isn’t unusual for buyers to try and renegotiate the price during the conveyancing process, especially if the survey reveals issues. However frustrating it is, being prepared is key. Decide what the minimum price is you are willing to accept and try not to take it personally if the buyer changes their offer. Splitting the difference or renegotiating may be better option than risking your buyer pulling out completely and losing the sale.
