Autumn is historically the best time to sell your home

19th October 2023

One of the most common questions Move Places is asked is ‘is there a good time to sell my property?’. There is no ‘one size fits all’ answer but if you need to relocate for work, have a growing family, are divorcing or need to downsize for financial reasons, now is definitely the best time to sell.

There is an added bonus for all sellers who are coming to market in the months of September, October and November. Recent analysis of property transaction data has revealed that autumn is the busiest season when it comes to the highest number of properties sold. In fact, 2.709 million home sales have completed during the autumn over the last decade, making it the busiest season of all.

One train of thought is that home movers want to find, view, exchange and perhaps even complete on a property before Christmas – a feat that is sometimes achievable even when an offer is accepted in November.

Of course, a seasonal spike in home moving activity starts with buyers and there is positive news from Rightmove. The portal’s October House Price Index revealed the number of buyers enquiring about each available home for sale is now 8% higher than the last comparable market, seen in 2019.

How can I sell my house fast in 2023?

If you need to move, you will probably be in a hurry to get things going and Move Places’s mantra of ‘price and promotion’ is coming into its own. Pricing to generate interest has never been more important. Rightmove’s analysis found that when a property received its first enquiry on the first day of marketing, rather than after two weeks, it was 60% more likely to find a buyer.

The portal added that an asking price that’s too high on day one and has to be reduced at a later stage damages the chances of a sale. It says ‘accurately priced properties succeed in finding a buyer in less than half the time that it takes those that need a reduction, and when they do find a buyer the sale is also 50% less likely to fall through’.

Sellers using Move Places are already one step ahead of the market as our express property sales service is designed to find a buyer for your property within 28 days, thanks to a combination of realistic pricing and expert promotion.

As well as listing the flats and houses we sell on the leading portals, we also reach out to our exclusive database of specialist buyers – investors, cash buyers, landlords and professional purchasers – who are usually in a position to proceed much more quickly than buyers found via the open market.

Can a landlord sell a house with tenants still living there?

The simple answer is yes but the sale would need handling by an agent experienced in selling tenanted properties. Move Places is an expert in valuing, then selling, properties with tenants in situ. This removes the hassle of evicting a tenant and ensures the landlord can cash in their asset without waiting for vacant possession.

Should I wait until next year to sell my house?

Just as there will always be people who need to sell a property, there are people who are always in the market to buy a property. Success, however, can depend on an agent who has the right contacts willing to buy at any given point. While a High Street agent may struggle to sell your property is the open market is quiet, Move Places has built a database of thousands of resilient investors and property companies who are not waiting for mortgage rates to reduce or affordability to improve.
