First impressions really count when it comes to selling your property and the quality of your photos can make all the difference to an online listing.

In fact, a recent survey of 2,750 home movers revealed that 75% are frustrated by unflattering and poor quality images, while 82% want to see more than 10 photos of a property when deciding whether or not to arrange a viewing.

1. Create kerb appeal

Many would-be buyers won’t even browse the rest of your listing photos if the outside image of your property doesn’t have kerb appeal. Research has found that well-maintained windows, front gardens, pathways, doors and clean gutters are amongst the top 10 external features of a property.

It is a good idea to do a quick sweep outside and ensure everything, including fences and hedgerows, are in a good state of repair. It’s also wise to remove cars, caravans, bikes and bins from sight.

2. Think homely, not hovel

Inside, you need to strike the right balance of making the property look lived in while not being overcrowded with furniture and every-day items. Give every room a spring clean and tidy, putting clothes and shoes away, making the beds and hiding everything that is excess to requirements.

You can keep the odd wall canvas, table lamp and a throw in position, as long as they are carefully placed and look stylish. But perhaps put away small appliances to help the kitchen appear bigger and store toiletries in a vanity unit or cupboard.

3. Act just before photographs are taken

Before an agent arrives to take photographs, open all interior doors, curtains and blinds, and switch the main lights on. If you have the inclination, a bowl of fruit and a vase of fresh flowers sound clichéd but they do bring vibrancy and life to a room. Small adjustments, including plumping cushions and smoothing out bed linen, will also have a big impact on the end result.
