New research by agency prospecting tool Spectre revealed 14% of sellers switched agent during the first six weeks of 2023 – a figure up from 7.12% during the same period last year. In fact, the percentage of sellers switching has increased each quarter for the last year.
Is it ok to change estate agents?
Changing estate agents is a big decision - and can be risky if a seller is still within their contracted period - but it is possible. Firstly, look at your contract and read the small print to remind yourself of the contract duration you have committed to. It should set out a notice period but check if it mentions a tie-in period. This is the minimum amount of time that the agent has to sell your home and is usually between 4-12 weeks but it can be much longer.

When you give notice you may have to pay a fee or penalty but this will ultimately depend on the small print in your contract.
Is it worth using multiple estate agents?
While the norm is to use one agent, employing two or more agents for a multi-agent property sale is certainly possible. It often happens when a vendor needs to sell property fast or needs to market their property with a local and a national estate agency to reach a wider range of potential buyers. Watch out though, joint agency agreements often have higher fees and you may run the risk that neither agent gives your home its full attention.
